How WA transfer duty works

Transfer duty (stamp duty) is a WA state tax on the property's dutiable value, charged on a sliding scale. The general rate runs from $1.90 per $100 (up to $120,000) to $28,453 plus $5.15 per $100 above $725,000. It's the same whether you live in the home or rent it out.

First home buyers get the First Home Owner Rate: from 21 March 2025, no duty on an established home up to $500,000 in Perth/Peel (a reduced rate to $700,000), or vacant land up to $350,000. Buyers of a new home may also receive the separate $10,000 First Home Owner Grant.
